A home inspection is a visual inspection of the accessible major systems & components of the home for the conditions that exist at the time of the inspection. The inspection is conducted in accordance with the Arizona Board of Technical Registration Standards of Practice (AZ BTR SOP).

In addition to inspecting the areas below, we also provide a comprehensive, easy to read inspection report that contains photos and a summary page, which can be printed on site and emailed. Seller’s Inspection

Why get a Pre-Listing Inspection?

A Pre-Listing Inspection will provide a realistic view about the conditions of your home. The Inspector’s findings will be identified in the report with pictures, including a summary section that clearly states the inspector’s recommendations. You will be armed with the knowledge to further investigate and correct any issues by a contractor of your choosing prior to listing the home. Making the necessary repairs will help ease any anxiety with the buyer’s inspection and demonstrates a “standard” of care for the home. Whether you choose to make the repairs prior to listing the home, the Pre-Listing Inspection will help with determining the sale price of the home.

Commercial Inspection

The Commercial Inspection consists of the following:

  • Onsite physical inspection of the major systems of the commercial property: grounds; parking lot; structure; building envelop; roofing; mechanical systems; electrical systems; plumbing systems; and interior components.
  • Commercial inspection report with photos and summary section that identifies the minor and major deficiencies.
  • Capital and major repair report that provides the cost estimate for the major repairs and capital expenditures for those systems and components that have reached or will reach the end of their useful life within 5years.

New Construction Inspection

Phased Inspections

Time and money have been invested into building your new dream home. A phased inspection is essential to protecting your purchase. Being aware of defects prior to living in the home allows you to have these issues corrected immediately by the builder at no cost to you.

Phase Inspections – AJF will inspect your home in different phases of the building process to help ensure quality construction.

  • Pre-Drywall/Framing Inspection – Performed once the foundation, framing, rough mechanical, electrical, and plumbing are completed.
  • Final Inspection – Performed once the home is finished and utilities are turned on prior to close of escrow.

1 Year Warranty

One-Year Warranty Inspections – Have AJF Inspections & Engineering prepare a professional third-party home inspection report for your builder before your first-year warranty expires. Each one-year warranty inspection also includes our RecallChek & Warranties Program.
